There are many precautions to be taken while buying a house or flat. Builders often cheat, people don't know what many things are, even reputed builders use lime. There are many types of hidden charges, super area, built up area etc.

First thing about the carpet area. This is an area that you can use with a carpet. That is, the usable floor space within the four walls. It does not include stairs, lifts, lobbies, external walls, terraces etc. However, the interior walls of the flat are carpeted.

Built-up area includes the area taken up by walls other than the carpet area. Apart from this there are areas like balconies, terraces, flower beds which are not commonly used. That is, the built-up area is always more than the carpet area.

Apartment or housing society has lobby, lift, swimming pool, garden, park etc. There are many public areas like By adding these common areas to the built-up area, a super built-up area is created.

Where and how to complain if the builder has broken the promise or charged excessive amount or any other complaint? The answer is RERA or Consumer Commission. A flat buyer can file a complaint against the builder with the Real Estate Regulatory Authority (RERA).

If you have any complaint against the builder regarding the flat you can file it in consumer court. There is no need for a lawyer. Its process is also simple. Let's understand it.

Before filing a complaint against the builder in the consumer court, you have to send a notice to him. Tell him what your complaints are. If he doesn't resolve your complaint even then you can go to consumer court.

If the builder does not respond to your notice, the next step is to file a complaint against him in the consumer court. You can register by visiting the government's consumer helpline website. After signing up/login to the site you will get personal and project contact.

You can file complaints for delay in possession, non-completion certificate, shoddy construction, construction without necessary approvals, property fraud, hidden charges, change in land use or layout plan.

You will have to pay a fee while filing the complaint. This fee depends on your claim amount. 1 lakh now, Rs. 100 fee. A fee of Rs 4000 has to be paid if the claim is up to Rs 1 crore. Importantly, these fees are for other court claims.

If the value of the property exceeds Rs 1 crore, the complaint has to be filed with the National Consumer Disputes Redressal Commission (NCDRC). A fee of Rs 5000 has to be paid for this.

After filing the complaint you will get a docket number. To check the update of the complaint, you need to enter the docket number and your registered mobile number on the customer helpline website.
